Kitchen Remodel In Highland Park: Do I Need A Permit?

HP PermitIf a customer is contemplating a kitchen remodel in Highland Park, one of the first questions we typically get asked is “do we need a permit?”  Most of the time, the answer is yes.  The City of Highland Park requests a permit be pulled even if all you are doing is swapping out your kitchen faucet for a new one.  The City of Highland Park basically requires a permit for any remodeling that involves electrical or plumbing work.

Kitchen Remodel versus Kitchen Update

Distinguishing factors of a Highland Park kitchen remodel and a kitchen update are merely the difference of electrical and plumbing.  In other words, any kitchen remodel implies a permit but a “kitchen update” does not require a permit.


A kitchen remodel could include:

  • New cabinets
  • New counter tops
  • New appliances
  • New lighting

A kitchen update might include:

  • New kitchen floor
  • New windows or doors
  • New backsplash

If you are taking out your counter tops then consequentially your sink, faucet, garbage disposal and possibly a gas cooktop will also need to be disconnected and reinstalled.  If this is the case, the City of Highland Park requests homeowners pull permits so inspections can be made to check the work of your hired licensed electrician and plumber.

Rough and Final Inspections

Rough and final inspections are required for basic remodeling.  The rough inspection is required before new drywall, appliances, cabinetry and lighting can be installed.  The reason is the inspectors of Highland Park will come in and do a quick check of the rough work before the next step of the project can take place.  After this preliminary inspection has passed, your General Contractor will proceed forward with your kitchen remodeling project by closing up the walls and installing other new materials. 
The final inspection is required at the end of your project to make sure everything is operating as it should.  Assuming all work is done in compliance with the codes and regulations you will receive documentation for your files stating your new kitchen remodel has officially passed. 

Fees for Kitchen Remodel Permits

Fees for the permit application process are typically $225.00 ($75 per application; electrical, plumbing and building) plus 1% of your total contract or project price in addition to fees established by Highland Park.  To inquire about permit pricing and fees please contact the village directly as it not only varies from year to year but from project to project.

Permit Process
